Beolite Village, Mansfield Vic

The challenge: design a sustainable, vibrant, accessible and affordable living environment for a mature aged, independent community in the High Country of NE Victoria. Beolite Village is a new planned retirement development located on gently undulating farm land on the western edge of Mansfield.

Ground Control has been instrumental in redefining Beolite Village as a more sustainable development, through proposed urban design improvements to the original village master plan. We have reinforced that the overall village layout and detail design must optimise social opportunities and the creation of real community, as well as addressing economic and environmental issues.

In the planning process for the Village, we have carefully reviewed what is important to mature aged citizens — safety and security; easy access to services, facilities and transport; opportunities for socialising and for privacy; simple considerations such as shade and shelter from wind and rain; recognition of seasonal change and the passing of time.

Often overlooked issues like path gradients are of critical importance — as part of the master plan revisions, we have designed a graded pedestrian network for Beolite Village suitable for aged ambulatory access, integrated with a road layout providing maximum walkable permeability through the village.

Development Status
Stage 1 of the Beolite Village development (civil works infrastructure and the first group of housing units) is complete and the first residents have moved in.
